PROPERTY REPORT

30A Tru Blu Services provides a report done monthly for your peace of mind. We all know that “All” properties (Residential or Commercial) require attention. Especially near the ocean, high humidity and the salty air can cause maintenance issues faster than in other areas of the country.

This report will include a comprehensive inspection of the property and will include items that might need attention now or in the near future. The “Property Report” identifies general maintenance… such as a dripping faucet, running toilet, or a failing light or light sensor or more urgent maintenance needs… such as A/C is not working, plumbing is leaking, property needs to be prepared for incoming storm. This report will be emailed monthly with your chosen service plan.

BRONZE “PROPERTY WATCH”

Property Watch “Bronze” is there for your peace of mind! There is nothing worse than arriving at your property to find leaky faucets, pests infestation, lawns not been mowed, or even worse yet, the A/C is not working? Monthly, our inspectors will also be looking for any sign of mold or water intrusion visible. These inspections are conducted to provide your detailed monthly “Property Report”. Peace of mind is our goal in customer service with 30A Tru Blu Services, and we offer many add on services look at our Ala Carte or add-ons from our “Plus++” plans.

SILVER “MAINTENANCE”

Our SILVER “Maintenance” plan is exactly like it sounds… We provide routine maintenance tasks such as checking the HVAC system, smoke detectors, changing light bulbs, air filters, watering plants, checking appliances, testing the faucets. This also includes light debris removal from your property. The SILVER plan includes all services included in the BRONZE “Property Watch” plan and your monthly “Property Report”.

GOLD

The GOLD plan includes all the services from the BRONZE and SILVER plan combined and our Property Report. 30A Tru Blu Services provides you “One” contact for all your needs under this plan. We will be your single point of contact for coordinating any services, repairs, projects. 30A Tru Blu Services can handle “ALL” your service needs…

30A Tru Blu Services has (Complete) construction services available through our General Contractor “Build Positive” FL Lic. CGC057262. We also have our own in-house Lawn Services which can be added to our GOLD plan (see our Plus++ Ala Carte add-ons available). We also can manage HVAC maintenance, pool service, pressure washing, storm shutters, etc.

PLUS++

The PLUS++ part of your plan can be very different from our competitors… For starters, 30A Tru Blu Services can provide you with full licensed construction services. Through our General Contracting services, we can provide you with any construction services you might be thinking of, including preparing for a possible incoming storm or cleaning up after one? 30A Tru Blu Services also has its own Lawncare and Lawn Maintenance services in-house. Further, “White Glove” services can be made available… Just ask! We can provide them upon request.

Bronze monthly Silver Bi-Weekly Gold Weekly

Beginning with our Bronze basic report service our inspection process covers everything that is imperative to watch your home. We prefer not to perform monthly inspections as a lot can happen in 30 days. Most insurance companies require that someone be in your home on a regular basis to avoid the vacancy exclusion that is in most Florida policies.

Homes above 7000 sq ft We will meet on site to provide a custom quote.

Commercial properties We will meet on site to provide a custom quote.

Bronze Basic Report Services

Standard Inspection Checks:

  • Turn on/off water main (if requested)
  • Turn down a/c to test for cooling
  • Run water in sinks and tubs, flush toilets
  • Check for signs of pests of insects
  • Check for signs of mold
  • Check to make sure all doors and windows are securely locked
  • Check for signs of water damage on floors, ceilings and walls
  • Check refrigerator/freezer
  • Run garbage disposal
  • Check toilets and under sinks for leaks
  • Check air conditioner drain line for water leaks or blockage
  • Check hot water tank for leaks
  • Check for unusual odors
  • Run electric hurricane shutters monthly
  • Check a/c filters

Standard Exterior Inspection Checks


  • Visual inspection of homes exterior by walking around the entire home
  • Look for broken windows or any other damage that would be caused by theft or vandalism
  • Check screens and porch enclosures for tears or damage
  • Look for broken sprinkler heads
  • Check condition of lawn, shrubs and trees
  • Remove newspapers, flyers and any packages
  • Check mailbox set in home
  • Check condition of pool and equipment
  • Visually inspect gutters and roof for damage
  • Check condition of outside A/C condenser unit for any damage

Silver and Gold Reports

All of the above plus:

  • Opening and closing home – no charge if it falls on normal inspection week
  • Photograph incoming mail and send via email (mail can be forwarded if necessary $25)
  • Start car if requested (trickle charge if available)
  • Check a/c filters and replace if necessary (plus cost)
  • Change out smoke detector or a/c controller batteries (plus cost)
  • Check circuit breaker box for signs of surge or tripped breakers
  • Flush and clean toilets

Concierge Services

$50 Per Hour 1 hour minimum including travel time

  • Meet with contractors, pest control, or any other necessary providers
  • Serve as security alarm notification agent (higher charge after 8pm)
  • Hurricane shutters (performed on Cat 2 or better unless requested) bid Item or $50/hour plus higher elevation charge
  • Clean out spoiled food in and clean fridges after power outage $75
  • Resupply service wine, propane, paper goods $100 plus 25%
  • Act as emergency keyholder, open/close home for visiting guests
  • Booking schedules for: Boat charters, Jet Skies, Bonfires, Bicycles
  • Cleaning services quoted separately
  • Yard services lawn mowing, trimming quoted separately
